Architectural Design Guidelines
Article 2 of the Declaration Document requires all homeowners to obtain pre-approval from the Design Review Committee (DRC) before making certain improvements (defined in paragraph 2.3) to their lots. Homeowners must complete and submit to the DRC a design review request (DRR) form. (Click on the link below to open and save a blank copy of the DRR form.) Per paragraph 2.5 of the Declaration Document, DRR forms are considered automatically APPROVED if the DRC does not respond within 45 days of receipt of the DRR form.
The DRC’s policy is to approve or reject DRR forms based on the DRC’s architectural policies and design standards. A copy of the DRC’s current architectural policies and design standards can be opened and/or downloaded using the link below. Homeowners submitting a DRR form must indicate on their DRR form that they are familiar with the DRC’s current architectural policies and design standards. |

Lot Modifications Requiring Pre-Approval
Articles 2 and 3 of the Declaration Document and the Design Guidelines and Standards lists the modifications or improvements to lots that require the pre-approval of the Design Review Committee. Common home improvement projects that require approval from the Design Review Committee include (but is not limited to) the following:
- House exterior painting (including changing door and trim colors)
- Sheds
- Decks and pergolas
- Sidewalks and patios
- Driveway widening/extensions
- Backyard playsets greater than 24 square feet or greater than 6 feet tall
- Changes to fence design, height or color
- Changes to window size, color or style
- Changes to door size, color or style
- Changes to roof shingle style or color
- Changes to landscape design

City Permits
Homeowners are responsible for contacting the City of Arvada to determine whether a permit from the City must be obtained. Receiving approval for a project from the Architectural Committee does not mean the project will be approved by the City and vice versa. Installation of sheds, driveways, driveway extensions, sidewalks, fences and trees are a few types of projects that require approval from both the ARC and Commerce City.
